- Sellers & Buyers execute a contract.
- Agent delivers Contract to title company with Earnest money check & pre-approval letter.
- Title Company opens file & orders Title Commitment and taxes.
- Title Company obtains pay-off information from Seller's Lender.
- Buyer orders Home Inspection & Pest Inspection, if applicable, Foundation Inspection.
- Lender orders Survey & Appraisal.
- Title Company receives and reviews Commitment for Title Defects.
- Loan approval received from Buyer's Lender.
- Title Company issues Title Commitment to Buyer's Lender.
- Closing date & time is set with Title Company.
- Buyer orders utitlity services.
- Buyer orders Homeowner's Insurance Policy.
- Buyer chooses Home Warranty company.
- Title Company receives loan closing instructions from Buyer's Lender, and prepares necessary document and closing statements pursuant to Loan Company's closing instructions.
- Closing takes place.
- Funding, distribution of funds.
